Dayton Neighborhoods Require Different Inspection Approaches
The Oregon District has a lot of old houses. Many still have knob-and-tube wiring that really should be replaced. Ranch houses from the 1960s and 1970s usually have problems with their foundations settling over time. The clay soil we have all around the Miami Valley makes foundation issues pretty common everywhere. Houses downtown might have pipes and electrical systems set up differently than houses out in the suburbs.

Since we’ve done over 8,200 inspections, we know exactly what problems to look for based on how old a house is and what neighborhood it’s in. We use really cool technology like thermal imaging cameras and special testing equipment. This helps us find problems that other inspectors miss.
What We Find in Every Miami Valley Community
No two neighborhoods in the Miami Valley are the same. The soil, the era of construction, and even the builders who were active in each area all shape what we find during inspections. Here’s what 30+ years and over 8,200 inspections have taught us about the communities we serve.
Centerville’s clay-heavy soil causes foundation settling we see on nearly every inspection south of Yankee Road. We’ve tracked how homes in Yankee Trace differ from the older builds near Stubbs Park — and we know where the drainage problems hide. High water tables make basement moisture one of the most common issues in this area, and many older Centerville homes have electrical panels that can’t handle modern load demands. We test for all of it.
Huber Heights Home Inspections
The brick ranches that define much of Huber Heights come with specific concerns — deteriorating mortar joints, original electrical panels, and slab-on-grade moisture issues. We inspect Wayne Meadows and Carriage Trails regularly and know the builders’ patterns. Many Huber Heights homes were built in the 1960s and 70s, which means we’re also watching for galvanized drain lines and undersized service panels that were standard at the time but don’t hold up to today’s usage.
Beavercreek’s housing stock spans five decades. Near Wright State, we commonly find aging HVAC systems and galvanized plumbing. In newer developments like Tremont Estates, we watch for grading issues on lots that were farmland just a few years ago. Beavercreek also sits in Greene County where building code enforcement has varied over the years, so we pay close attention to permit history and whether additions were done to code.
Kettering’s post-war housing stock means we frequently encounter knob-and-tube wiring remnants, cast iron drain lines nearing end of life, and original windows with failed seals. The Van Buren Township side trends newer, but we still check for builder shortcuts. Kettering also has a significant number of homes with attached garages that share a wall with living space — firewall integrity is something we always verify in these properties.
Oakwood’s early 1900s homes are beautiful — and expensive to repair when something goes wrong. We regularly find outdated knob-and-tube wiring hidden behind plaster walls, original clay sewer laterals, and stone foundations that need waterproofing. Many Oakwood homes have been renovated multiple times over the decades, which means layers of electrical and plumbing work from different eras. Knowing what’s normal aging versus what’s a deal-breaker takes experience with these specific homes.
Fairborn’s rental turnover near Wright-Patterson means many homes have had deferred maintenance across multiple owners. We see patch-over electrical work, undersized HVAC replacements, and cosmetic fixes masking water damage more often here than almost anywhere else in the Valley. Fairborn also has pockets of mid-century homes with original ductwork that’s never been cleaned or sealed — something most buyers don’t think to ask about but that shows up clearly on our thermal scans.
Troy’s downtown properties come with their own set of challenges — balloon-frame construction, limestone foundations, and decades of layered renovations. Out toward the newer Miami County subdivisions, we focus on builder warranty items and grading that may not have been done properly. Troy’s older homes along the river also see more moisture intrusion than you’d expect, especially in basements that were never properly waterproofed when the homes were built.
Springfield Home Inspections
Springfield’s older housing stock — especially the Victorian and early 1900s homes near downtown — requires careful evaluation of outdated plumbing, aging roof structures, and foundations that have shifted over a century of settling. On the east side, newer subdivisions bring different concerns like builder-grade materials and rushed site grading. Springfield also has more homes with oil-to-gas furnace conversions than most of the Valley, and we check those conversions closely for proper venting and code compliance.
Miamisburg Home Inspections
Along the river in historic Miamisburg, we commonly find stone and block foundations with moisture intrusion, older electrical systems that have been partially updated, and additions that weren’t always built to code. The newer neighborhoods south of town tend to be cleaner, but we still see HVAC sizing issues and improper drainage on tight lots. Miamisburg’s proximity to the Great Miami River means we also pay extra attention to basement waterproofing and grading that directs water away from the foundation.
Tipp City Home Inspections
Tipp City’s charm comes with older infrastructure. Many homes near downtown still have original plumbing, aging roof trusses, and basements that take on water during heavy spring rains. Even the newer builds north of town aren’t immune — we regularly flag grading issues and HVAC installations that don’t match the square footage. As a smaller community, Tipp City homes also tend to have well water and septic systems more frequently than homes closer to Dayton, which adds another layer to the inspection.
